Its far enough off shore to see anyone comeing ( human raiders) and the bay is notorious for its strong currents. Even if we do have to deal with floaters, swimmers or your plodding underwater PotC zombies I dont think they could reach it.
Granted, its near a large city....which would present its own problems...but might make a good base for forageing whats left of a decayed city for the liveings use.

I'm definitely planning on buying an island as well, after I come into possession of some ungodly amount of money...d'you think it would actually work when it comes to zombies though? On one hand, yeah, it's probably the most easily defended place you could be...but you'd need a lot of people, and at least one pretty large boat to make a good raid for food on a nearby town or city...and the fresh water aspect too.
Well, my plan for an island is actually IN a fresh water lake, not the ocean. Fresh water won't be an issue for me.
While I don't think I would need an especially large boat to get supplies, I can see how an island in the ocean would have that problem.
I am sticking to the Great lakes.

Its in San Fran bay, 14 miles offshore i think.
No hurricans to worry about, but im sure it gets weather. Hell, maybe even that classic fog look you see pics of the Golden gate bridge in....good place to make a zed movie.
